Rental Applications

  • The rental application must be completely filled out. The rental application will become part of the Lease Agreement.
  • See campus specific screening
  • You must pay the security deposit at the time of application/reservation.
  • Credit background – you must score 501 or higher for approval
  • Criminal background – must be completed for all occupants 18 and older
    • Misdemeanors that are victim-less are denied up to 10 years
    • Misdemeanors that include a victim are denied up to 15 years
    • Felonies are declined up to 99 years
  • You are responsible to provide all information with regard to income, employment verification and landlord verification. Failure to do so will result in the application being cancelled and forfeiture of deposit monies paid.
  • If you cancel your rental application after 3 days your deposit monies will be forfeited.
  • A guarantor may be accepted if your income does not meet the required amount. Supplemental income is the only circumstance a Guarantor will be accepted.
  • Guarantors must complete a guarantor application; all background checks will be completed for guarantors as well.
  • Applicants with Landlord filings or judgments will be escalated for further review. These will appear on the credit history.
  • Applicants with outstanding landlord or utility debt will be required to show proof of payment in full or a payment plan. Outstanding debt in collections will appear on the credit history.
  • If your application is declined, deposit monies you paid will be returned.

Lease

  • A lease is a legal and binding contract from beginning to end.
  • Campus Schedule A payments are calculated based on a total sum divided into equal payments for the standard lease term being offered for that academic year.
  • The lease term is developed to follow the academic year
  • IF the apartment is ready prior to the beginning date of the lease you may be able move in early
  • Rent is due on the 1st it is late on the 2nd. There is a “grace period” in the lease after which a late fee will apply.
  • Failure to pay rent will result in court action and additional fees
  • You must abide by the rules and regulations in the lease – or court action will become necessary
  • Lessees are held equally and severally liable under the terms of the lease. It doesn’t matter if you paid rent if your roommate doesn’t you remain liable.
  • Only 1 check for Security Deposit refund will be issued – it will include the names of all lessees and be mailed to 1 forwarding address
  • You must provide your forwarding address upon move out.
  • Bed Bugs – you may be liable for the cost to exterminate bed bugs. You certainly will be if you fail to prepare as detailed in the packet you receive detailing treatment and preparation.
  • Parking is on a first come first served basis in designated areas only! It is not guaranteed!
  • NO DOGS
  • Cats are allowed with the addition of a Pet Addendum. There is a one time non-refundable fee and monthly pet rent.
  • You are responsible to keep your apartment clean and pest free, and to take your trash to the designated areas.
  • Respect your neighbors.
  • Lease modifications can be made with approval
    • To add a person(s) they must complete a rental application and be subject to the property specific screening criteria and pay an application fee. Once approved all current
    • lessees must sign a modification form detailing status of interest in security deposit and pay a lease modification fee.
    • To remove a person(s) all remaining lessees must be reviewed for qualification without the person being removed. If approved with the removal all current lessees must sign a modification form detailing status of interest in security deposit and pay a lease modification fee.

Maintenance

  • Please report maintenance issues promptly
  • Garbage disposal please check the fuse/circuit breaker and the reset button, before calling in a request. When you call in a request for the garbage disposal – please describe the status of water draining.
  • When you report a maintenance request please provide the following information
    • What is your name?
    • What is your address (bldg/apt. #)?
    • What is your telephone number?
    • Do we have permission to enter?
    • Describe the maintenance items with as much detail as possible.
  • Emergency maintenance is available 24/7 by calling our after hours emergency answering service. Emergency maintenance is defined as a threat to person or property. A/C is NOT an emergency.
  • In case of a power outage, please call DTE Energy at 800-477-4747.
  • Lock out service is available after office hours by calling our answering services at 734-995-0600 our phone systems will prompt you through to the answering service. There is a charge for lockout services of $30.
  • You are responsible to replace light bulbs throughout your apartment home.
  • If your drains are blocked, please do not pour any chemical drain cleaner (Liquid Plumber, Liquid Heat or other crystal/powder) into the drain. Some of these products are damaging to the plumbing components. A maintenance technician can be severely injured if these types of products splash onto them or into their eyes.
  • If there are issues with the Washer/Dryer in your building please call the number on the machine.
  • IF you want to have a satelite dish, please contact the resident Service Center for the details as to how and where one may be installed. If you fail to contact us, you are liable for the cost of any and all repairs.
  • Wiring for cable and telephone is already in place in your apartment home.
  • DO NOT remove smoke detectors – if you do you will be charged for the cost of replacement and installation. If you have removed a smoke detector and there happens to be a fire, you may be held liable for damages.

Living

  • Remember you live in a smoke free environment.
  • Contact DTE Energy to set up service in your name. DTE can be reached at 800-477-4747 or at www.dteenergy.com . This will save you administrative charges added to your account if you fail to transfer service into your name and bills continue to come to the property.

  • Park as designated
  • If you paint the apt., you are responsible to return it to its original condition. If we have to use 2 or more coats of paint you will be billed for the costs.
  • Pay your rent and utilities when they are due, it will save you money in late fees.
  • Resident Login tab you can submit a maintenance request, check your balance and make payments on line. You will need to know your account #, the primary resident name, email and telephone number.
  • Coin operated washer/dryer are provided in your building (except 709 & 719)
  • You MUST bag and remove your trash. If you don’t it will smell bad and you will likely attract bugs and rodents

Moving Out

  • You must provide your forwarding address in writing within 4 days of moving out.
  • Your lease expires on the date shown as the End date on Schedule A of your Lease Agreement.
  • We will visit the day after your lease expiration
  • You must return your keys and any parking passes you were issued
  • If you failed to respond to the renewal letter you received, we will assume you are moving and re-rent the apartment.
  • We will issue one check for any refund of the Security Deposit made out to all Lessees
  • You will receive a detailed security deposit accounting detailing any credits or charges on your account
  • Please leave the apartment in a swept clean condition, free of trash and any unwanted items
  • We have 30 days after your move out to produce and send via USPS a Security Deposit accounting and any refund due.
